Mr. Kralik is the Founder and Managing Partner of JKV Capital. Mr. Kralik began his career in commercial real estate and over the last 11 years has become an industry leader in investing in residential real estate. Throughout his career, Mr. Kralik has partnered with Goldman Sachs, Colony capital and KKR backed firms to execute on over 10,000 residential real estate investments in the single-family space. This equates to over $1 billion of private investment capital into the Single Family housing. Mr. Kralik graduated from Loyola Marymount University in Los Angeles and is an active member of YPO (Young Presidents Organization).
Mr. Smith is a Partner with JKV Capital. Mr. Smith previously led private investment deal sourcing for a group comprised of high net worth investors and family offices. Mr. Smith also led business development for Angelo, Gordon & Co., an alternative investment firm managing over $30 billion in assets globally and headquartered in New York, with a focus on acquiring office and industrial real estate. He has also worked at McColl Partners, a middle-market investment bank, advising business owners and shareholders in M&A and private capitalizations. Mr. Smith graduated with honors from Louisiana State University with a BS and MS in Economics and Finance. He also earned his MBA from The Wharton School at The University of Pennsylvania.
Gladys Gutierrez is the Financial Controller at JKV Capital. Ms. Gutierrez is responsible for the oversight of the Finance and Accounting team and is in charge of JKV Operations as well. She has over 20 years of extensive hands-on experience in all areas of finance, accounting, M&A, policies, procedures, and system conversions, having worked in both public companies and private start-ups. Ms. Gutierrez has consistently demonstrated a high professional aptitude in forming, leading, and growing high-performance teams, as well as creating and integrating processes and procedures that result in bottom line results. Prior to joining JKV Capital, Ms. Gutierrez was Director of Finance and Administration at Accume Partners where she managed the finance department and led the implementation of strategic corporate initiatives.
Mr. Pirro is the Director of Field Operations with JKV Capital, where he oversees the internal acquisition team and processes and coordinates all renovation personnel and asset delivery. Prior to joining JKV Capital, Mr. Pirro was the Regional Managing Director at Pintar Investment Company where he was responsible for identifying and creating compelling returns for institutional and private investors, purchasing over 2,000 single family residential properties valued in excess of $500 million. Mr Pirro has partnered with institutional clients such as Colony American Homes, KKR/Beazer, and Progress Residential, LP. Beyond his involvement in the single family residential space, he spent 8 years in the mortgage-lending business. Mr. Pirro graduated from Chapman University with a Bachelor of Science in Business Administration and was awarded Chapman University’s Founder’s Scholarship for academics.
Mr. Droll is the Director of Acquisitions with JKV Capital and has been with the firm since early 2018. Mr. Droll previously led sales and operations in the clean energy and home improvement sector for a general contracting firm. Before moving to California from Iowa, Mr. Droll began his career in mortgage finance, earning “top-ten” accolades for new loan origination across the national, centralized sales platform for Wells Fargo Home Mortgage N.A. He holds a bachelor’s degree in Business from the University of Northern Iowa. Mr. Droll was a member of the football team, managed an on-campus club baseball team, and worked for an on-campus marketing company while earning his degree.
Ms. Tran is a Vice President of Residential Real Estate Strategies with JKV Capital, LLC where she manages an array of multi-faceted investment strategies from short term to long term acquisitions, operations, and dispositions. She also provides support to the Acquisition team in sourcing, assets analysis, contractual negotiations, and business development. Ms. Tran is also an active real estate professional and has successfully negotiated millions in Real Estate transactions for investors and retail clients. Previously, Ms. Tran was the Project Coordinator for Pandora Marketing, LLC, overseeing the sales and relationship management department to ensure customer retention and satisfaction. Ms. Tran holds a Bachelor of Arts from the University of California, Irvine in Business Administration and Sociology, with emphases in Entrepreneurial Studies, Public Policy, and Economics.
Mr. Kline is a Vice President of Residential Real Estate at JKV Capital. He has spent his career in the single family investment industry, where he was focused primarily on acquisitions, but also has had extensive involvement in renovations, stabilization, and asset management. Previously, he has led acquisition teams at Truelane Homes and Pintar Investment Company, where he partnered with high-net-worth individuals and institutions, such as Colony American Homes, Progress Residential, and KKR/Beazer to purchase over 2,500 homes throughout the country. Jonathan graduated from Chapman University with a BS in Finance.
Mr. Williamson is a Vice President of Acquisitions at JKV Capital. He is a leader and top-performer in business development and provides support to the acquisitions team in underwriting and deal ownership. Since 2018, Mr. Williamson has originated over $22 million in single-family real estate assets, generating 40% annualized returns to investors. While emphasizing his strong client relationships, Mr. Williamson has recently taken on more direct responsibilities in the renovation of JKV assets. Mr. Williamson graduated from California State University, Fullerton with a Bachelor of Arts in Communication.
